Every kind of home loan. One call.

Edge Home Finance, LLC works with many wholesale lenders, so we compare programs side by side instead of selling one bank's menu. My specialty is self-employed income. I help with everything else too.

My specialty

Built for people who work for themselves.

Most mortgage advice assumes a W-2. Yours probably doesn't look like that. That's the part I like.

  1. LINE 01

    1099 contractors and freelancers

Your income shows up on 1099s, not a W-2.

  2. LINE 02

    Sole proprietors

You file a Schedule C with your personal return.

  3. LINE 03

LLC and S-corp owners, and partners

You get a K-1, maybe pay yourself a salary, and the business files its own return.

  4. LINE 04

Investors with income from several places

Rentals, more than one business, or income that moves around from year to year.

Not self-employed? No problem. We offer every kind of home loan, with the same habit of looking at the paperwork first. See the loan options

Your write-offs save you on taxes. They can also shrink the income a lender counts.

That's normal, and it's often more fixable than people think. Some write-offs aren't money out the door, and a lender may add them back. Here's what that looks like on a Schedule C.

  1. 1
Line 1 · Gross receiptsNot what a lender uses

Lenders start from the bottom of the form, not the top.

  2. 2
Lines 12 and 13 · Depletion, depreciationPaper expenses

No cash left your account, so lenders can often add these back.

    Often added back
  3. 3
Line 24b · MealsReal money out the door

    This one usually stays deducted.

    Usually stays
  4. 4
Line 30 · Business use of homeYour home office

    Often added back, too.

    Often added back
  5. 5
Line 31 · Net profitWhere most lenders start

Then come the add-backs. Lenders usually average your income over two years.

S-corp and partnership returns work much the same way. Depreciation and similar items on the business return can often be added back, and the lender also looks at how the business itself is doing. The goal is simple: fewer surprises at the end.
